E-Land's NC Outlet EXCO lost its lease — 63,000㎡ of Daegu retail stands empty

NC Outlet EXCO ran 14 years in Daegu's distribution complex. Lease renewal failed; on 31 August 2026 it closes and 140 tenants lose their anchor.

What happened

E-Land Retail opened NC Outlet EXCO in September 2012 inside the clothing hall of the Daegu Comprehensive Distribution Complex in Buk-gu — 63,520 square metres and around 140 tenant shops, one of the anchor shopping facilities of the district.

The store ran fourteen years, but when its lease term reached expiry, renewal negotiations with the complex management collapsed. There was no fallback: E-Land Retail will not relocate the store — it is withdrawing outright, and the building faces large-scale vacancy.

The closure lands in the middle of Daegu retail's prolonged slump, one more entry in the local industry's hardship list. Farewell sales began around 15 August 2026; the doors close on 31 August, leaving the distribution complex to absorb the loss of its biggest draw.

Why it happened

  • Fourteen years of tenancy ended at one negotiation — with no ownership stake in the building, the operator had no fallback when talks broke.
  • Daegu's retail market has been shrinking, weakening the store's hand in renewal talks.
  • An outright withdrawal, not a relocation, says the economics of the format in that location no longer justified any lease price.

The lesson

An anchor tenant that leases rather than owns carries renewal risk at scale: one failed negotiation turned fourteen years and 140 shops into a vacancy problem for the whole district.

Aftermath

The building stood to become one of the largest retail vacancies in the Daegu Comprehensive Distribution Complex, with tenant livelihoods and the surrounding commercial district absorbing the shock. E-Land Retail continues pruning and reorganizing its outlet portfolio amid the polarization of Korean outlet retail.
