What happened
檀島咖啡餅店, a Hong Kong cha chaan teng chain with a history stretching back roughly 80 years, closed its Wan Chai branch on 1 March 2026. The site was quickly re-let to mainland noodle brand 遇見小麵, an example of mainland casual-dining chains replacing century-old local institutions in prime Hong Kong locations.
The new tenant took the space at a reported HK$19.8萬 per month — roughly 40% below the street's peak rent and below the HK$25萬 the same site had commanded back in 1996. The tenancy itself became a symbol of how far Hong Kong's retail rents have fallen from their peak.
The closure is part of a wider contraction of Hong Kong's traditional cha chaan teng and family-run hospitality sector through 2025–2026, as high rents, labour shortages and consumers spending more across the border in mainland China squeeze iconic local operators.
Why it happened
- The Wan Chai branch's rent, even re-let at HK$19.8萬 a month, was no longer sustainable for a traditional cha chaan teng in a market where labour and operating costs kept climbing
- Mainland casual-dining chains, able to pay market-rate rents backed by aggressive expansion, displaced heritage local brands from prime corner sites
- Cross-border consumption and post-pandemic habits pulled dining spend away from traditional Hong Kong restaurants
- The 40% gap between the re-let price and the peak rent shows the landlord side of the market had already repriced the street downward
The lesson
When a heritage brand's rent is repriced below its 1996 level, the landlord has already decided the next tenant is a chain that can afford the future — heritage alone does not protect a site.
