Tokiwaya's 118-year-old kimono shop fell to competition and real estate problems
A 118-year-old kimono shop turned women's clothing store collapsed with ¥550M debt as competition and real estate issues overwhelmed it.
Tokiwaya Gofukuten Co., Ltd. · 2022-11-21
What happened
Tokiwaya Gofukuten Co., Ltd. was a Yokosuka-based women's clothing retailer with a history dating back to 1904. Originally founded as a kimono (gofuku) shop, the company shifted to women's apparel over the decades as Japanese daily wear moved away from kimono. Incorporated in September 1955 with ¥3 million in capital, the company operated from its location in Kurihama, Yokosuka, Kanagawa Prefecture.
In recent years, the company faced intensifying competition from larger retail chains and changing consumer preferences. The women's clothing store fell into a sales slump. Then in autumn 2021, a problem arose with its rental real estate properties, compounding the retail losses and forcing the company to close its struggling clothing store.
Tokiwaya was ordered into bankruptcy by the Yokohama District Court, Yokosuka Branch, on November 21, 2022, with approximately ¥550 million in liabilities.
Why it happened
- Intensifying competition from larger retail chains eroded sales of the women's clothing store — a small local shop could not compete with national chains.
- A problem with rental real estate properties in autumn 2021 added financial strain on top of retail losses.
- The shift from kimono to Western clothing was successfully navigated, but the shift from local stores to national chains was not.
- At 118 years old, the company survived multiple economic shifts but could not overcome the combination of retail competition and real estate troubles.
The lesson
A 118-year-old business can survive changes in what customers wear but not a simultaneous hit from competition and real estate — two unrelated problems are harder to solve than one.
Aftermath
Tokiwaya Gofukuten Co., Ltd. was ordered into bankruptcy on November 21, 2022 at Yokohama District Court, Yokosuka Branch, with ¥550 million in liabilities. Founded 1904 as a kimono shop (incorporated September 1955, ¥3M capital) in Yokosuka, Kanagawa, the company shifted to women's clothing retail. Competition from chains, declining sales, and rental real estate problems in 2021 led to its closure.
