Shin-Yokohama Prince Pepe ran 35 years — its own group sold the ground to a chip company
A 50,654-sqm fashion building by the Prince Hotel since 1992, Pepe ends in March 2027 — Seibu's property strategy sells the site to chip trader Macnica.

What happened
Shin-Yokohama Prince Pepe opened on 20 March 1992, directly connected to the Shin-Yokohama Prince Hotel — a 50,654-square-metre fashion building holding 63 tenants from fashion brands to a supermarket, run by Seibu Real Estate.
On 12 February 2026 Seibu Real Estate announced Pepe would end operations in March 2027. The stated reason came not from the tills but from the group's strategy: the Seibu Group Long-Term Strategy 2035 and Medium-Term Management Plan put real estate at the centre of growth, and the site would be redeveloped to maximise asset value.
Five weeks later the other side of the equation appeared: on 27 March the site was sold to Macnica, the Shin-Yokohama semiconductor trader, which will build a fourteen-storey headquarters with showroom there, plus a public promenade linking it to the hotel. The mall's final year runs out in March 2027; the chip company's tower follows.
Why it happened
- Seibu's medium-term plan put real estate above retail operation; the land under Pepe was a development asset, not a store.
- A mall beside a bullet-train station hotel is prime redevelopment ground — the buyer surfaced within weeks of the closure announcement.
- The 63 tenants lost their floors to the group's balance-sheet logic; the facility as a whole gets no relocation.
The lesson
When the landlord is your parent, the lease is a strategy decision: Seibu closed its 35-year Pepe mall and sold the ground to Macnica — the real estate was worth more than the retail.
Aftermath
Pepe ends operations in March 2027. Macnica will build a fourteen-storey headquarters and showroom on the site, with a Community Promenade connecting it to the Shin-Yokohama Prince Hotel, which is itself being renovated.
