PARCO's 17-year-old Fukuoka building aged while Tenjin rebuilt around it — the store closes Feb 2027, and the site won't reopen until around 2030.

What happened
Fukuoka PARCO opened in March 2010 in Tenjin, Fukuoka City's central district, with a combined floor area of about 42,000 square metres. PARCO announced on 29 January 2026 that the store would close at the end of February 2027, ending a 17-year run.
The stated reason was the building itself: the owned building had aged, the future investment burden would be heavy, and the surrounding area was being redeveloped. Tenjin is in the middle of the "Tenjin Big Bang" redevelopment drive started in 2015, with about 120 buildings expected to be rebuilt by the 2030s.
The site is to be rebuilt as a mixed-use complex around fiscal 2030, with plans for a live house, a gallery and a museum. Tenant transactions at the store were ¥27.2 billion in fiscal 2024, about 8 per cent of PARCO's group total — a healthy store closed for real-estate reasons.
Why it happened
- An owned building that aged out: the building opened in 2010 and needed major investment just as the district around it began a wave of rebuilding — the parent chose not to pay.
- A district renewal on a schedule PARCO did not set: with the Tenjin Big Bang planning about 120 rebuilds by the 2030s, a 2010s building in the middle of it faced either renovation or demolition.
- The rebuild gap: closing in February 2027 with the new complex expected around fiscal 2030 leaves the site without a retail presence for years.
The lesson

Aftermath
PARCO announced on 29 January 2026 that Fukuoka PARCO, opened in March 2010 in Tenjin, Fukuoka City, would close at the end of February 2027. The company cited the aging of the owned building, the future investment burden, and the surrounding development plans. The site is to be rebuilt as a mixed-use complex around fiscal 2030 with live house, gallery and museum functions. Tenant transactions at the store were ¥27.2 billion in fiscal 2024, about 8 per cent of PARCO's group total. PARCO has closed or announced the closure of nine stores in the past ten years.
