The lease ran out on Mito OPA — nine years in front of JR Mito Station
AEON Mall opened Mito OPA in the station-front tower in March 2017. The lease expired and it closed on 31 July 2026; a new operator takes the building.

What happened
Mito OPA opened on 18 March 2017 in Mito South Tower at the south exit of JR Mito Station — a fashion and dining facility run by AEON Mall under its OPA brand, with roughly 12,100 square metres of leasable space in a building of about 25,500. For the prefectural capital's main rail gateway, it was the new face of the station front.
On 1 August 2025 AEON Mall announced the end: the lease agreement with the building's owner was expiring, and Mito OPA would close on 31 July 2026 — nine years and four months of operations. In the company's framing the closure also belonged to structural reform of its facility portfolio.
The building itself survives. From 1 August 2026 Daisho, a Tokyo commercial-building management company, takes over Mito South Tower and plans a new facility from spring 2027, with the 10th-to-12th-floor restaurants and some specialty stores continuing through the changeover. Only the OPA name leaves Mito.
Why it happened
- The facility stood on a lease, not on ownership: when the term ran out, the building's future was decided by its owner, not by its operator.
- AEON Mall folded the closure into its own structural reform — the exit was accepted rather than fought.
- Regional station-front retail is a landlord's asset as much as a retailer's: a successor operator is already planning the next facility for 2027.
The lesson
Mito OPA ran nine years and four months in front of JR Mito Station, then the lease expired and the building moved on without it — a station-front facility is only as permanent as its contract.
Aftermath
Daisho takes over Mito South Tower from 1 August 2026 and aims to open a new facility from spring 2027; the 10th–12th-floor restaurants and some specialty stores stay open through the transition. AEON Mall framed the closure as part of its facility-portfolio reform.
