What happened
Daito Department Store (大統百貨) opened its Wufu Road flagship in Kaohsiung in 1975. At launch, it was Southeast Asia's largest department store — a landmark building famous for Taiwan's first glass observation elevator. For two decades, it defined Kaohsiung's retail landscape and became a gathering place for generations of southern Taiwan residents.
The turning point came in 1995 when a devastating fire severely damaged the building. Though the store never fully recovered its former glory — maintaining only partial floor operations in subsequent decades — it remained a physical presence in Kaohsiung's Xinjuejiang commercial district for another 30 years.
On 8 February 2025, Daito confirmed that its land lease had expired and the store would cease operations. The final day of business was 28 February 2025, ending 51 years of continuous operation. In March 2025, demolition began — the building was razed to flat land.
The land beneath Daito sold for NT$3.8 million per ping (approximately US$116,000 per square metre), setting the second-highest land price in Kaohsiung history. The buyer was reported to have connections to Daito's board of directors, suggesting the closure was as much a real estate play as a retail exit.
What it cost
Closed the store and sold the land for NT$3.8M per ping, the second-highest price in Kaohsiung history, turning a retail exit into a real estate gain.
Why it happened
The 1995 fire destroyed Daito's competitive position and it never fully recovered — maintaining partial floor operations for 30 more years was a holding pattern, not a recovery strategy.
The land lease expiration after 51 years created a natural exit point — the land's value (NT$3.8M per ping) far exceeded what the declining department store could generate from retail operations.
Kaohsiung retail shifted to modern malls (Dream Mall, Far Eastern, Shin Kong Mitsukoshi) offering integrated experiences a 1975-vintage store could not match.
The NT$3.8M per ping sale price — Kaohsiung's second-highest ever — confirmed that the building's highest-value use was as a redevelopment site, not as a continuing retail operation.
The lesson
When a 51-year landmark's land is worth more than the business on it, the closure is not a failure of retail — it is a real estate decision that retail happened to be occupying.
Aftermath
Daito's Wufu Road building was demolished in March 2025, reducing a 51-year Kaohsiung landmark to flat land. The record-breaking land sale price confirmed that the site's value lay in redevelopment rather than continued retail operation. The closure was widely mourned by older Kaohsiung residents as the end of an era for southern Taiwan's department store culture.
