Breeze lost Taipei Main Station's mall by a point — then ordered a scorched-earth exit

Breeze Center (微風廣場) had run the underground and above-ground retail of Taipei Main Station since about 2007 — nearly 19 years — turning the concourse into a food-and-fashion hub that serving one of the busiest transport nodes in Taiwan.

On 28 April 2026 the Taiwan Railways Administration (TRA) announced the result of the new concession bid: Shin Kong Mitsukoshi (新光三越) was named the most-preferred applicant, with Breeze the runner-up, losing by a single point. TRA completed negotiation with Shin Kong Mitsukoshi on 9 June, and Breeze's old contract was set to expire on 24 July.

Breeze did not go quietly. It questioned the evaluation process, alleged conflicts of interest among the review committee, raised three formal objections and did not rule out administrative litigation. When that did not overturn the result, Breeze ordered its tenants to 'tear everything out' (全部拆光光) — remove all goods and operating equipment and return the premises, with removal dates on 28 June, 5 July and 12 July.

The scorched-earth exit alarmed TRA, which pointed out that the ROT contract obliges Breeze to operate year-round and bars it from closing part or all of the retail area without written consent. TRA cited the 2023 handover of the K-zone underground street from Eslite, where a similar strip-and-clear produced a six-month dark period, and warned the food court could sit closed for two to three months.
