E-Land closed a 15-year outlet because nothing in it fed the fashion floors

What happened
E-Land Retail opened Newcore Outlet Incheon Nonhyeon in June 2010 as the thirty-first branch of its Newcore outlet chain — floors one to three of the Prugio City mixed-use complex in Nonhyeon-dong, Namdong-gu, Incheon, 7,600 square metres of selling space with Homeplus running the basement levels. It was pitched as a fashion-specialised outlet for the residential district.
The mix carried a hole from the start: no food-and-beverage cluster, no Kim's Club grocery. E-Land's own diagnosis at closure was that the store produced no synergy between the fashion assortment and anything else — there was nothing drawing people in besides the racks.
In mid-May 2025, with the lease contract ending, E-Land finalized the closure as part of its outlet reorganization — 'selection and concentration', following the earlier shutdowns of the Ansan and Moran branches. Operations ended on 30 June 2025 after fifteen years; the company said its other Incheon Newcore stores would keep operating.
Why it happened
- A fashion-only outlet with no food hall or grocery anchor had nothing to generate traffic on its own, and the mix never produced the synergy E-Land's format relies on.
- The chain-wide outlet reorganization had already marked weak stores for closure; Nonhyeon had no champion left inside the company.
- The store was leased, not owned — exiting cost nothing more than not signing again.
The lesson
Fashion outlets need a reason to visit beyond fashion. Newcore Nonhyeon ran 15 years without F&B or a grocery anchor; E-Land judged the synergy dead and let one lease expiry end it.
Aftermath
The closure continued E-Land Retail's outlet reorganization, which had already taken the Ansan and Moran branches off the chain; remaining Incheon Newcore stores stayed open. The retail floor inside the Prugio City complex lost its anchor as Korean mid-size outlets keep consolidating around a few strong locations.
