Swank closed its last store after 70 years — the year it finally reported a profit

ENM Holdings let Swank's last lease lapse in Nov 2025, ending 70 years in Hong Kong retail the same year the shutdown itself turned a loss into a paper profit.

怎么回事

Swank (詩韻) had sold luxury fashion and accessories in Hong Kong since 1955. By late 2025 it was down to one store, in Aberdeen's APM mall, after years of shrinking from a multi-outlet chain.

In October 2025 owner ENM Holdings (安寧控股) told the stock exchange it would not renew that last lease, ending fashion retail operations on or around 30 November 2025 and closing out the business rather than trying to rebuild it.

The business had lost HK$7.9 million the year before. For the nine months to September 2025 the group reported a swing to roughly HK$21 million in profit — driven by clearing out inventory and cutting costs as the stores wound down, not by a recovery in sales.

为什么会这样

  • A shrinking chain that keeps closing stores can post a 'profit' from liquidation gains and cost cuts in its final months — that number describes the wind-down, not a turnaround
  • Letting a single remaining lease lapse without renewal is a quiet way to exit a business entirely; there was no relaunch plan behind the closure, just an end
  • Seven decades of brand history did not translate into pricing power against high rents and weak luxury demand in Hong Kong
代价Last store closed after 70 years; HK$7.9M prior-year loss代价高昂

教训

A profit reported in the same breath as a closure is usually the closure paying for itself, not the business recovering.
